More townhouses planned

More townhouses are being proposed for the shores of West Kelowna’s Shannon Lake.

City council will consider a development permit application Monday for 2749 Shannon Lake Road, directly adjacent to another under-construction townhouse build.

Suntory City Develop & Investment Group Inc. wants to build a 72-unit development consisting of a mix of two-, three- and four-bedroom units. The project will include nine townhouse buildings and four duplexes in addition to outdoor amenity space.

“We believe that the proposed townhouse typology is deemed to be quality yet affordable forms of housing in the West Kelowna area market,” said Pacific West Architecture in a letter to council.

When the property was rezoned in 2019, land along the shores of Shannon Lake was dedicated as park and a pedestrian right of way was registered.

Park improvements at the waterfront include a fishing dock, picnic tables, benches and a paved parking area that connects to the townhouse development next-door.

The development would be built in three phases, as builders start at the lakefront and work their way back.

Minor variances that would need to be approved alongside the development permit include increasing the maximum allowable height of some buildings from 10 metres to 11.5 metres, to accommodate sloped roofs. A siting exemption for the balconies overlooking parkland and a slightly smaller parking stalls are also being requested.

City staff are recommending council approve the development.

Council will discuss the matter Tuesday evening.
