The Block office tower will be where business meets balance

You will technically be at work, but it might not feel like it.

Welcome to The Block, a 16-storey, Class A office tower from Mission Group that will be part of the Bernard Block development in the heart of downtown Kelowna.

The area is in the midst of a major transformation, and The Block will play a significant role in that evolution.

Floors six through 16 will feature approximately 100,000 square feet of office space with the aforementioned offerings and more that will make people want to work there. At street level will be 16,000 square feet of retail and dining spaces along Bernard Avenue for you to enjoy at lunch or once the work day is over.

The Block is where business meets balance. Okanagan Lake is only a short walk away, making it the ideal spot to get some fresh air between meetings. Or, if there is an office pup, you can take them down to the 225 square-foot dog run on the fifth level of the building. There will also be a tenant-exclusive rooftop patio with breathtaking views of Okanagan Lake to really let you get away.

A full floor in The Block will consist of approximately 9,600 square feet, while a four-unit floor will have spaces ranging from 1,908 square feet to 2,683 square feet. Businesses can even incorporate an internal staircase into their space if required.

In addition to being pet friendly, The Block will offer a secure parkade and bike storage, smart building technology and end-of-trip facilities. It will be one block south of the recently announced UBC Okanagan campus, putting it right in the middle of all the action.

A large canopy of high opacity provides water protection and sun-shade for most of the year, while additional retractable shade awnings located at their outer edge offer further shading, providing retailers the opportunity to obscure the line between indoor and outdoor space during warmer months.

Retail and restaurants will want to consider The Block as well, because it promises to be a bustling area. There will be hundreds of homes within steps of The Block, as the 25-storey Brooklyn and 34-storey Bertram residential towers will also be part of the development.

There are numerous amenities within a 10-minute walk of The Block, including 74 restaurants, 17 cafés, 12 gyms, six daycares and three bars. Those numbers will only increase over time.

It is anticipated that occupants will be able to move into The Block during the winter of 2022-23.
