50-site RV Park proposed

A developer is proposing to build a 50-site RV park on industrial land in OK Falls, but staff with the regional district are recommending the proposal be denied.

Mark I Developments has applied to build the park at 4850 Weyerhauser Road, on the north end of the community's industrial park near Highway 97.

The property is currently zoned for industrial use and would need to be rezoned for campground and commercial use.

“There is a significant amount of vacant industrial land within OK Falls, so the proposed land use change from Industrial to Commercial will not have a detrimental impact on the supply of industrial land in the area," the developer said, adding that the park would promote tourism and enhance the appearance of the property.

Regional District of Okanagan-Similkameen staff are recommending board members to reject the proposal, saying it goes against goals set out for the property in the Official Community Plan.

Planner Evelyn Riechert noted that uses allowed on adjacent industrial land include manufacturing, packing, processing and storage of farm products and salvage operations, among other uses.

"Some of these uses could produce noise, odour, and visual nuisances that would be unsuitable next to a proposed RV park where guests stay overnight," Riechert wrote in her report to board members.

"A suitable location for a RV park would be in a neighbourhood with other complimentary tourist commercial amenities for guests or in a residential neighbourhood that is close to parks, trails, and other recreation amenities."

Riechert added the OCP supports the vacant property being retained for potential industrial use instead of being re-designated.  

The matter will come before RDOS board members on Thursday.
