Another apartment envisioned for the neighbourhood to the east of Capri Centre

The neighbourhood just to the east of Capri Centre continues to be an area in transition.

The single family neighbourhood situated between the shopping centre and Burtch Road to the east, and Harvey Avenue and Springfield Road to the south, is slowly moving toward higher density apartments.

Property owners have been banding together to list three, four or more adjacent properties on the market.

Developers have been snapping them up.

This week, the third of what is expected to be numerous development proposals was submitted to the city.

New Town Services is seeking to rezone four properties along Pridham Avenue at the intersection with Devonshire Avenue from two dwelling housing to medium density, multiple housing.

A development permit is also sought as part of the application.

The development proposed is an 85-unit condominium-style apartment building.

The initial design envisions five three-bedroom, 32 two-bedroom, 45 one-bedroom and three studio units.

The application also includes a variance to increase height from 4.5 to 5.5 storeys.

However, they note the physical building height remains within the 18 metres allowed in the zone, and the Capri-Landmark Urban Centre forecasts up to six storeys within the specific block.

The application also allows for a 1.5 metre statutory right-of-way along the western boundary that could eventually hook up to a future pedestrian connection the city envisions linking Pridham and Sutherland avenues.
