Unique mix at The Shore

A new, mixed-use development across the street from Kelowna’s Gyro Beach will use a unique model to provide both student housing and vacation rentals in the city.

The six-storey building, which developers are calling “The Shore,” will sit at 3461 Lakeshore Rd. Along with ground-floor retail shops and second-floor office space, the building will feature 103 residential units.

The company behind the project, Rise Commercial Developments, says those units will be rented to students from September to May, then become vacation rentals during the summer.

The first apartments will be available in time for the 2019 school year.

Jennifer Meyer, a member of the Okanagan College Students’ Union, was on hand as developers unveiled the project Thursday. She said as enrolment at the college rises, “the need for student housing has never been greater.”

“We’re excited about this amazing location... and we hope to see affordable rates for our members when the units become available,” she said.

Confirmed tenants for The Shore's ground-floor retail already include Good Earth Café, the Shoreline micro-brewery and restaurant, and kb&co Casual Conscious Eats.

The 20,000 square feet of office space on the second floor has been 100 per cent leased by HM Commercial Group.

“We’re creating a landmark building that will be the gateway to South Pandosy,” said Dr. Greg Appelt, CEO and founder of Rise. “This plan maximizes the site while offering residential, commercial and retail space that is unique for the city.”
