New face of Dougall Rd.

A proposed car wash could be the first step in a transformation of Dougall Road in Rutland.

City council gave initial approval to the car wash Monday. It will be tied into the Centex gas station at the corner of Dougall and Highway 33.

City planner Terry Barton said he expects this to be the first in a series of redevelopment plans for the street.

He expects single-family housing will be temporary and short term and likely short lived.

"The Rutland Town Centre is continuing to evolve," said Barton.

"C4 zoning and the OCP designation for intensive commercial and mixed use development is spread over this entire area. In talking with adjacent neighbours, they are contemplating either selling or taking advantage of the C4 zone sometime in the future."

Barton said there are about eight or nine single-family homes in the area between the highway and McIntosh.

In some instances, Barton said property owners are getting together to try and attract a developer.

"That area is the heart of the Rutland Town Centre where we would encourage more density and mixed use developments," said Barton.

The car wash will be situated next to the gas station on property which currently houses a single-family dwelling on Dougall Road.

Once final approval is given, the home will be demolished and, eventually, the property and the gas station will become one.

Barton said the car wash will include six manual-wash bays and one drive-thru bay.

Also, along the Dougall Road frontage will be a two-unit retail/office building with an upstairs residence.

Barton did acknowledge there was concern from some residents in the neighbourhood about an increase in noise from the car wash.

A public hearing will be held next month before council gives final approval.
