Glenpark Row II is now selling— Phase 1 just released

Townhomes priced to sell

The time has finally arrived. Glenpark Row II townhomes, located in Kelowna’s highly sought-after North Glenmore neighbourhood has just announced the much-anticipated release of Phase 1. The first homes at Glenpark Row II are now selling.

Phase 1 consists of 19 homes, in buildings No. 1, No. 2 and No. 3 and homes are priced to sell. These three-bedroom + den, 2.5-bathroom townhomes, with attached garages and parking for two vehicles, are priced from $699,900.

A follow-up to developer VanMar’s popular Glenpark Row development, which featured 52 contemporary townhomes that sold out in 2021 in just 52 days, Glenpark Row II will also offer three-bedroom plus den contemporary townhomes, featuring 2.5 bathrooms, garages equipped for EV charging, private parking for 2 vehicles – large enough to fit a truck, high-end finishings and gated yards, starting in the high $600,000 range.

The townhomes will feature six floor plans, ranging in size from 1,443 square feet to 1,715 square feet.

“In my opinion, these are the best value townhomes in Kelowna,” says Don Warkentin of Fortune Marketing, which is marketing the development.

He noted the den which has a closet, and a window could be used as an extra bedroom if needed which makes the townhomes at Glenpark Row II even more desirable. People are also drawn to the den for extra space as a home gym or home office.

With its central location, appealing price and a low 10% deposit, Warkentin said he expects the townhouses will sell quickly, as has been the case with previous family-sized townhome developments constructed by VanMar.

The homes in Glenpark Row II feature a spacious three-level design, with the drive-in garage and den on the ground floor, the living area—living and dining room, kitchen and 1/2 bathroom—on the second level, and the three bedrooms and a full bathroom on the third level. These townhomes are aimed at families, active downsizers, professional couples, and, with its close proximity to UBCO, Glenpark Row II is also attracting investors, said Warkentin.

He said with the increase in the value of real estate, now is a good time to get into the market and with the population in Kelowna set to explode over the next five to 10 years, real estate is one of the best long term investments anyone could make. And they’re not building enough real estate.

“There’s no reason to be nervous. Why not buy a new place for a reasonable price and own it rather than paying rent? With a small deposit you have secured a piece of the Okanagan market and have something to look forward to. A brand new home is something almost everyone prefers.”

Warkentin estimates the mortgage a buyer will carry on one of the townhouses would be similar to the rent one would pay for an equivalent home given the recent surge in rents across the Central Okanagan.

Glenpark Row II will be built in five phases, but the developer, VanMar, will put in all the required services and lay the foundations for all 77 units at one time, reducing the build-out time.

Construction is slated to start in September and the first units will be ready for buyers to move into in September 2023.
