56-unit townhouse development comes back before Peachland council

A large townhouse development in Peachland, years in the works, is coming back before council on Tuesday for some proposed tweaks to the project.

The 56-unit, 14-building Somerset Ranch project between Highway 97 and Princeton Avenue received original municipal approval back in 2015.

The developers of the project are now seeking changes to the project’s development permit (form and character) that are required to “improve the viability of the development, as well as the marketability of the final product,” according to Peachland director of planning Darin Schaal.

A number of retaining structures need to be raised by about three metres to “improve outdoor livability” while pathways need to be added to improve access and egress.

Unit floor plans have also been modified to improve livability by doing things like adding office/fitness space and increasing energy efficiency.

Municipal planning staff are recommending council accept the changes.

“Once construction is completed, the Somerset Reach development will add 56 dwelling units to the District’s housing stock, as well as create substantial improvements to Princess Street and increase stormwater capacity through the development improving the District’s overall stormwater management infrastructure,” Schaal report to council says.

Council will discuss the project Tuesday.
