Clement next to boom?

The first of what could be several development projects for Clement Avenue comes before council Monday.

As Castanet first reported in the fall of last year, Kelowna and Regina-based Anagram Properties is proposing a six-storey, 58-unit rental complex.

The development would consolidate seven properties between 573 and 603 Clement Avenue across the street from the new RCMP detachment, and near the pending development of the former BC Tree Fruits site.

The developer is seeking to have the Official Community Plan amended from medium to high density housing, and have the properties rezoned from the medium housing zone to the high-rise apartment zone.

The rezoning amendment is needed because the floor area ratio of 1.62 exceeds the current zoning. However, staff say a covenant restricting size to six storeys will be placed on the development since the maximum height in the high rise zone is 16 storeys, which is not suitable for the neighbourhood.

The development has already received a council-endorsed housing grant of $115,748 based on its 58 units.

The development would include a mix of one, two and three-bedroom units, as well as four-bedroom townhouse units.

The developer is also promising a bike share, and car share program for tenants.
