Interesting facts on leased land

The next couple of articles will highlight what I believe are good developments on leased land that offer an alternative to freehold land, but with some benefits that can add tangible value to your purchase.
The first project I want to introduce you too is Canyon Desert Golf Villas in Oliver, BC.
The project is being developed by Alberta developer Bellstar Hotels and Resorts who in this instance are not developing a resort so much as a residential community.
The project is in partnership with the Osoyoos Indian Band and GCC development who were involved in the Watermark Beach Resort in Osoyoos.
The project is located adjacent to the Osoyoos Indian Band’s Nk’Mip Canyon Desert Golf Course and across the street from the Tek-El-Nuit Lake.
It offers a wonderful location in one of Canada’s most prestigious winery destinations and of course with a climate which attracts many Canadian “Snowbirds” over the winter months. OIB and Bellstar have a track record of delivering good products to the market with the development of Spirit Ridge Resort in Osoyoos which has been a tremendous success since it’s launch and inception in 2002.
A few weeks ago I had the opportunity to meet with Susan Wyatt, who runs the sales program out of the show-home at the project site. We had a good chance to look at the plans and talk about the sales pace and look at the finishing level of the homes.
I personally found that there was a good selection of floor plans without stifling my ability to select a favourite plan, because of an overwhelming choice of designs. Because of the value of the leased land, I would say that some of the trimmings that many developers are dropping, were added back into these homes, making them comfortable but not ostentatious.
The sales have been brisk and the development is attracting Albertans who plan to retire and want to see their money go a little further than normal. Of course one of the large benefits is the proximity to the golf course and the developer has included a golf privileges package for homeowners. The package is non-transferable if you sell your villa, but gives you a chance to enjoy this beautiful golf course in the heart of Oliver.
The floor plans vary from approximately 1000 sf to 1400 sf and feature Tuscan inspired villa designs with single level living, 9-foot ceilings and an open plan kitchen-living-dining area. The future development will include a “beach house” for the owners and waterfront access, everything that we enjoy in the Okanagan.
