OK's most expensive listing

Are you in the market for the most expensive property in the Okanagan?

You'll need $20 million to come to the table on this waterfront hideaway.

National real estate data provider Point2homes.ca compiled a list of the most expensive properties in the valley, and the home at the top of that list just might surprise you.

Listed with Jane Hoffman Group, Coldwell Banker Horizon Realty, the 124-acre parcel at the end of Lakeshore Road boasts more than 1,400 feet of Okanagan Lake waterfront and a 1,600 square foot dock "with berths for several large boats and personal watercraft."

Listed for $19,999,000, the nine-year-old home has stunning views and plenty of privacy.

The listing says: "This property is ideal for an estate, family compound or corporate retreat. Located at the end of Lakeshore Road and surrounded by Okanagan Mountain Park. A 2,200-foot private road leads over a private bridge ... Enjoy nature at its best with a creek and waterfall on the property."

There are two guest houses – one by the waterfall and the other by the lake. Plus there is potential to build another home on site or subdivide into four lots.

The main home has 1,677 square feet of finished space, four bedrooms and two bathrooms.

If your pockets are deep enough, be prepared to pay about $24,000 a year in property taxes.

Lora Proskiw, realtor and vice-president of marketing with Hoffman, says multimillion-dollar homes are not so unusual in the Kelowna area anymore. In fact, of the top 12 homes ranked by Point2, 10 of them are listed by their group.

"It takes time to sell these properties because, of course, the pool of buyers is quite narrow," said Proskiw.

"Often times, they will come and visit Kelowna and have a tour with us. They are not just coming for a home, they are looking for higher education for their children, world-class, low-cost health care. It's not just about real estate."

Proskiw said the high calibre of construction, tradespeople and setting all contribute to help put the Central Okanagan on the international map for luxury home seekers.

"We compete on the international market and have the calibre of properties that are attracting these buyers to the Okanagan.

Proskiw said her office's success in the high-end market has propelled Hoffman to Coldwell Banker's No. 1 performing realtor position in Canada and No. 6 in all of North America.

If $20 million is out of your ballpark, the "most affordable" home on the Point2 list comes in at $7.495 million.

On DeHart Road, Hawk's View is listed as "arguably the best view property in Kelowna."

But it's not on the waterfront, and you will have to make do with just 11 acres.

However, the three-year-old home is nearly 6,000 square feet in size, with four bedrooms and six bathrooms.
