10 more single-family lots

Developers are looking at a pair of sections of the Wiltse area to add 10 more single-family homes to the 22-lot Panorama View Estates.

The two lots add up to about 0.4 hectares of land, which will expand the neighbourhood to a 32 single-family lots in what is dubbed by the city the upper Wiltse area structure plan area – a spot that was designated for townhouses in the area plan.

But according to a staff report, the alteration to lower density likely won’t have a big impact on the area.

“The change from a multi-family to a single-family designation only represents a minor change to the servicing plan but does not alter the ultimate comprehensive servicing concept.”

The report also makes note that changes to area plans aren’t uncommon as time goes on.

“In this case, the developer is interested in producing a single-family development as part of a neighbouring subdivision, rather than establishing a new neighbourhood with multi family development,” the report says.

“While a land use-mix is often desirable in neighbourhoods, approval of this minor change to the (official community plan) and Upper Wiltse Area Plan will not preclude the development of multi-family units in other areas identified as such.”

Both areas have seen reviews by engineers, according to the report, as well as environmental consultants. A review is currently being conducted by a forester to ensure reduced risk of fire.

Part of the lands, according to the report, will be set aside as a wildlife corridor.

The proposed development will go to a public hearing in council chambers at City Hall on March 7 at 6 p.m.
