Cheapest listings in town

House hunting and looking for a bargain? There are a few kicking around Kelowna, but you may want to act fast.

According to real-estate data provider point2homes.com, the least expensive condos in the city currently range from $119,900 to $134,900 and are scattered through the city. 

As this article was being written, the cheapest condo in Kelowna sold for $105,000. The next best thing still on the market is a renovated condo on All Star Court, listed at $119,900.

"I don't think a lot of people realize that they can get a place for the price of a nice car," said Amanda Westrheim at Century21. "That particular building is great, its got a pool... the owner redid the flooring, cabinetry, appliances, the whole bathroom was redone, new paint. Then they moved out, they were transferred to Vernon."

She said one of the reasons the price is low is because the building doesn't allow rentals.

"People there like the no rental rule because they know they don't have to contend with undue noise or the constant move-in, move-out," Westrheim said. 

"I would be shocked if people didn't see a return, and quickly."

If you're ready for the detached life, the cheapest detached properties in Kelowna are mobile homes. 

The 10 least expensive listings for detached homes range from $158,500 to $249,900.

At the low end you can get into a renovated mobile home and at the higher end you can get a single-family home that needs work. 

The least expensive is listed with Cameron Manning at Sage Executive Group. 

"Steps to the beach at Duck Lake and close to all amenities and recreation in the area," the listing reads. 

The home has a large deck, double car driveway and backs on to a green space.

"If you are looking for a single family home that won't break the bank, it doesn't get more affordable than this," it says. 

Compare that to the most expensive on the list at $249,900; an 800 square foot house, built in 1950 on .18 of an acre with two bedrooms and one bathroom. 

"Good holding property: Official Community Plan zoning is for medium density multi-family up to four stories," the listing says. "Currently rented for $1000 / mo. House needs substantial repair & renovation."
